The Pre-Construction Phase: Setting Your Luxury Build Timeline

The pre-construction phase is related to the groundwork for your entire custom home build. In this stage, we have four steps: Discovery Meeting, Concept Design and Budget Estimate, Preliminary Design and Building Quote, and Contracts and Building Approvals.

Each step mentioned above helps us build upon the previous step to create a strong foundation for your construction.

Now the question is, how long does an average house take to build? Usually, it takes somewhere between 8 to 14 months. But it all depends on the site conditions, size of your home, and complexity of the design.

Together, let’s go through what happens during the initial months before the first shovel hits the ground.

Discovery Meeting: Decide on Your Vision

Before we begin your luxury build, it’s important to understand your needs. That’s what we do in discovery meetings by listening to your ideas and exploring possibilities.

We recommend our clients prepare a wishlist that outlines their desired features and priorities. This way, it becomes easier for us all to figure out what to do.

Concept Design and Budget Estimate: Bringing Ideas to Life

This is the second step in our pre-construction phase. Here, our design team creates initial concepts that render your ideas into visual form.

We use software to create models in this stage because it allows you to examine your home’s design at any point. If you can’t read traditional plans, don’t worry! You’ll receive visuals that will immerse you in your home, so you’ll know how the finished building will look.

Then comes the budgeting. All homes, particularly custom-designed homes, vary in price. Our priority is to design a home that fits into your budget. So, at multiple points along the design journey, we develop estimates that list all inclusions in your home and pricing.

Preliminary Design and Building Quote: Refining Your Vision

For design and pricing work, we need to involve many professionals, consultants, and suppliers. They all come together to present you with a detailed plan, specification, and price to build.

The full design and pricing work can take 2-3 months. It all depends on the level of complexity of your project.

At the end of the design period, you’ll have all the information you require to move onto the building stage. We create detailed quotes for you here, and once that’s done, you’ll receive a proposal that’s extremely precise and suitable for preparing the building contracts.

Contracts and Building Approvals: Finalising Your Building Contract

This is the fourth and final step in our pre-construction phase. Now that you have approved the design and quotes, we’ll move on to prepare your building contracts. At the same time, we will submit your plans to the council for development approval.

We understand that you may feel the need to modify some design elements in your plan. So we suggest finalising everything before initiating the construction phase. That way, you can avoid unnecessary delays and additional costs.

The Active Construction Process: Base Stage to Completion

The active construction phase is where you see your dream in a physical form. We cover three major stages in this phase: Construction and Interior Fit Outs, Handover and Completion, and Service Warranties.

Construction and Interior Fit-Outs: The Main Building Stages

Earlier, you got to know about submitting your plans to the council for approval. Once it comes through, we’ll be on your site within 2 weeks. We’ll prepare for footings and concrete slabs in this main building stage.
